Buying commercial property involves important decisions long before a contract is signed. At VEN Commercial, we guide investors and business owner-occupiers through a comprehensive acquisition process designed to bring clarity, practical scrutiny and informed decision-making to each stage.

Every brief is different. Our approach is tailored to your objectives, the property and the advice required, while maintaining one consistent principle: we represent the buyer’s interests throughout the acquisition.

01

Initial Conversation and Buyer Brief

We begin by understanding what you want the property to achieve. That may involve investment objectives, intended business use, location, budget, timing and the level of risk you are comfortable considering.

We then develop an acquisition brief that helps guide the search and establish the criteria against which potential properties will be assessed. Where relevant, we encourage early discussion with your finance, legal and tax advisers.

02

Property Search and Shortlisting

We search for commercial properties that align with your agreed brief, considering suitable opportunities available through public listings and relevant market relationships. Not every property deserves an inspection or further investigation.

We narrow the options by examining location, asking price, property type, accessibility, intended use and other factors relevant to your purchase objectives.

03

Inspections and Preliminary Assessment

For shortlisted properties, we coordinate inspections and examine practical considerations such as building presentation, access, configuration, visible maintenance issues and suitability for the proposed use.

Our assessment is informed by hands-on property maintenance experience, but it does not replace a licensed building inspection, engineering report or other specialist advice where required.

04

Due Diligence and Specialist Coordination

Before a client commits to a purchase, we help identify the matters that warrant investigation and coordinate relevant information with the appropriate professionals. The scope depends on the property and transaction. Read a practical overview of commercial property due diligence.

Areas for consideration may include:

  • Title, contract terms, easements and legal matters for review by the client’s solicitor or conveyancer.
  • Planning controls, zoning, permitted use and any required approvals.
  • Lease terms, tenancy information, outgoings and other occupancy considerations where applicable. Understanding commercial property leases.
  • Building condition, services, compliance matters and potential maintenance or capital expenditure issues.
  • Finance, ownership structure and tax considerations to be addressed by appropriately qualified advisers.

We do not present every commercial property as low-risk. The objective is to understand material issues as far as practicable and ensure the client has access to suitable advice before making a decision.

05

Purchase Strategy and Negotiation

Once a property has been sufficiently assessed and the client is ready to proceed, we develop a purchase approach informed by available market evidence, the property’s circumstances and the buyer’s agreed limits.

We represent the buyer in negotiations and coordinate with the selling agent and relevant advisers as contract conditions and transaction requirements are considered. The final purchase decision always remains with the client.

06

Contract Coordination Through to Settlement

Following an agreed purchase, we stay involved to help coordinate communication between the buyer, selling agent, solicitor or conveyancer, finance broker and other relevant parties through to settlement.

Legal advice, finance approval, contract preparation and settlement remain the responsibility of the relevant qualified professionals. Our role is to help keep the acquisition organised and the buyer informed.

Comprehensive Representation, From Brief to Purchase

VEN Commercial’s core offering is a comprehensive commercial property acquisition service, providing independent buyer representation from the initial consultation through to settlement.
